The decision is half the journey
The legalization decision proves the building is legal — but the cadastre and land registry still cannot see it. Until registration is completed, a bank will not accept the property as collateral and a buyer cannot purchase it safely.
Three steps after the decision
- 1Wait for the decision to become final and pay the municipal contribution set by your municipality.
- 2Order a building registration survey — the building is drawn into the cadastral map.
- 3After implementation in the cadastre, the registration is forwarded to the land registry ex officio; check that it went through there as well.
When it really pays to hurry
- Sale — you can advertise earlier, but a sale without registration stalls at the notary and the buyer's bank.
- Mortgage — the bank requires a clean land registry extract showing the building.
- Inheritance and gifting — an unregistered building complicates every transfer of ownership.
