Buying land in Croatia? 6 checks before the deposit

Six checks before signing

  • Ownership and encumbrances — the land registry extract: is the seller really the (sole) owner, and are there mortgages, easements or litigation notes?
  • Cadastre vs. land registry — do the parcel number, area and shape match in both records? Mismatches are fixable, but before the purchase, not after.
  • Boundaries on the ground — does the fence match the real boundary? Marking boundaries before buying is cheaper than a dispute after.
  • Zoning in the spatial plan — building land, agricultural or mixed? This decides whether and what you may build.
  • Access road — does the parcel reach a public road, or does it depend on the neighbour's goodwill?
  • Utilities — where are the nearest power, water and sewage connections, and do third-party lines cross the parcel?

Most problems are invisible to the eye: a parcel can look perfect and yet have no access, 300 m² of mismatch, or a power line corridor. Everything listed is checked in official records — quickly and with documents in hand.
