Living abroad: sorting out your Croatian house without travelling

What can truly be done remotely

  • Legalization — the application is filed digitally via eDozvola; your physical presence is not required.
  • Registering the house in the cadastre and land registry — we do the survey, you sign remotely.
  • Checks before buying or selling — you receive the complete parcel report by e-mail.
  • Condominium division and subdivision — we coordinate with co-owners for you.

How signing works

For most procedures a power of attorney notarised in your country of residence (or at a Croatian consulate) is enough. With it we file applications, collect decisions and run the procedure to the end — you get a report after every step.

A typical scenario

  1. 1Contact us with the address or parcel number — we check all records free of charge.
  2. 2You receive a clear list: what is in order, what is missing, what it costs and how long it takes.
  3. 3You notarise a power of attorney; we do everything else.
  4. 4Papers and decisions arrive scanned; originals await your next visit.

Why now

The new legalization law has no deadline, but the queues are growing — and a house with clean papers is worth more and is easier to maintain, rent out or sell. Write to us in English, Croatian or German.
